Building Asset Condition Assessments

Understanding the health of and value in your project’s MEP systems

It is one thing to have a fully operational building, but what do you do when you want to upgrade or consider purchasing a used building asset? How do you assure yourself, or indeed a new owner or tenant of the condition of your development and all of its systems? This is where a Building Conditions Survey comes in.

Through extensive inspections, we can deliver high tech data to help you determine the useful life that is left in the MEP systems, previous asset depreciation and advise on any current or future risks and the maintenance required. By pinpointing any potential short falls before they become major issues, we can minimize the impact on future energy consumption and equipment replacement via capex.

Why is a Building Asset Condition Assessments important?

A project is a major financial undertaking, regardless of its scale or complexity. As an asset owner or manager, you will have invested a great deal of time and money in realizing a vision. A Building Conditions Survey will help you uncover things which could be of a major cost impact further down the line. Perhaps you are upgrading the development, or have a buyer or tenant interested in taking it over. By analyzing the useful life left in your building and all its systems, we can highlight ways to improve and optimize systems to ensure your project is operating to the best possible standards. This will also have an impact on factors such as energy consumption and indoor quality, which will in turn impact your occupants’ comfort and overall productivity.

Our Approach To Building Asset Condition Assessments

At Alpin, we have a dedicated independent team of surveyors who can carry out a detailed inspection of a building. They utilize our proprietary software and tuned testing equipment to look at the current condition of the property, identifying any causes of deterioration or areas of concern. They will highlight areas that not only need immediate attention, but potential hotspots that may cause you problems in the future.

Our team will deliver a highly accurate, extensive report, with cost estimates of any work that may be required. From underperforming MEP systems, deterioration due to humidity or mold, environmental issues or energy saving measures, we will leave you with a detailed overview of how your project can be enhanced for the future. If a new tenant is moving in, then they can allocate part of the Tenants’ Improvement Budget towards making these changes. Or if a buyer wants to make an offer, we will do a full MEP assessment, to assure them of the life cycle of your project’s systems.

To date, we have worked with some very high-profile clients, including the major sovereign asset owners in the GCC and the world’s top global banking firms. We have also partnered with full property service companies to deliver technical advice to complement their financial assessments of the built assets.
